Terms and Conditions


1. Booking
Holiday homes and apartments that are rented out by 5alberi s.n.c., situated in Belvedere Ostrense (AN) in Italy, can be booked online, through the Internet. If possible, all correspondence regarding the booking will be done through email.
After making the booking the hirer will receive a confirmation by email as soon as possible. The booking will become final after 5alberi has received the down payment that is mentioned in the booking confirmation. 5alberi will hold the booking for a period of 10 days until the down payment has been made.

2. Payment
The hirer will pay the hire charge in two terms. The down payment consists of 40% of the total rent with a minimum amount of € 350.00.
De rest of the amount has to be in possession of 5alberi at the latest 8 weeks before the start of the rental period unless the booking has been made within 8 weeks of the holiday commencement date (the due date). In this case, the full amount of the hire charge is payable immediately. If the hirer has not met the payment requirements, the booking will be cancelled.

Any extra costs, if applicable, will be paid by the hirer upon arrival in cash.

Prices and payment methods will be mentioned separately online with the apartment descriptions and rental agreement.

3. Hire Charge
The published hire charge is per week and for the maximum number of people mentioned in the apartment descriptions, unless mentioned otherwise. This does not include any additional costs and extra facilities.

4. Usage of the holiday accommodations
 The hirer is responsible for taking good care of the holiday apartment and its appliances and amenities. 5alberi must be informed of any breakage immediately. 5alberi reserves the right to charge for any damage or breakages to the accommodation or its contents.

5alberi has done their best to provide the hirer with the information regarding the accommodations as detailed as possible on the website. 5alberi and the owner of any of the holiday accommodations for which 5alberi acts as a mediator, has the right to remove the hirer from the accommodation immediately in case of damage or abuse of the accommodation or complaints from surrounding neighbours.

Pets are not allowed.

5. Liability
5alberi or the owners of the other accommodations rented through 5alberi cannot be held liable for the consequences of accidents of hirers, of whatever age, that happen in or near the accommodations. This is applies specifically to the use of the swimming pool and the trampoline. Parents are at all times responsible for their children and of course for themselves.

6. Changes made by the hirer
If the hirer wants to make a change in the arrival date of the booking, this needs to be communicated to 5alberi as soon as possible by email. 5alberi will have to consider any changes made to the arrival date as a cancellation. If the hirer is able to provide a new hirer for the cancelled period, this can may be possible after consultation with 5alberi and only prior to the holiday commencement date.

7. Cancellation by hirer
If the hirer cancels the rental agreement, the following rules apply:
- in case of cancellation before 100 days (excluding day 100) before the arrival date: the down payment will be charged;
- in case of cancellation from 100 days (including day 100) before the arrival date: 60% of the hire charge will be charged;
- in case of cancellation before 50 days (including day 50) before the arrival date or later: total hire charge will be charged;

In case of cancellation, the hirer has to notify 5alberi by email.
5alberi recommends taking out a suitable holiday insurance to cover any of the above costs in case of unexpected cancellation.

8. Cancellation by 5alberi
In case 5alberi is forced to cancel the booking due to circumstances beyond their control, all attempts will be made to find a suitable alternative. If this is not possible, 5alberi will refund the paid rental charge, without the possibility of being held liable for any damages whatsoever.
In case of cancellation, 5alberi will notify the hirer by email.

9. Arrival and departure
The holiday apartments are available on the arrival date from 16:00 to 20:00 for check in. If these times are not suitable for the hirer to arrive, he has to notify 5alberi, so that another check in time can be arranged.
On the departure date, the hirer may check out between 8:00 and 11:00.
Hirers of the B&B rooms are required to check out by 11:00.

10. Deposit and cleaning
The hirer is expected to pay the deposit upon arrival in cash. The deposit will be refunded upon departure after deducting any extra costs, in cash or by bank transfer. No credit card or debit cards can be used.
The final cleaning is compulsory. However, the hirer is expected to leave the room in good and tidy condition upon departure.

11. Personal details
The hirer’s personal details will be treated confidentially and will in no circumstances be passed on to other parties.

12. Complaints Procedure

If the hirer is not entirely satisfied with the accommodation, he must contact 5alberi immediately, and every effort will be made to resolve the problem. 5alberi will not consider claims for problems notified to them after the hire period has ended.
